
Changes in Vistahermosa urban development plan: plot for private hospital to receive new status
Alicante City Council to approve change of land use in Vistahermosa area after reviewing comments
The new status will allow for an increase in the height and density of the development of the site where the private hospital is being built. The developer will pay the city compensation for the change in purpose.
📍 Major changes in the urban development plan of Vistahermosa
Alicante, July 23, 2025. The Municipality of Alicante submits to the Urban Development Commission and the next meeting of the Plenum a modification of the development plan for the APA/) Vistahermosa sector - punctual modification No. 4.
The essence of the change: the M-15 plot, on which a private hospital is currently being built, is being reclassified from residential (individual development) to the category "tertiary special" (commercial use with special conditions), in accordance with article 93.A of the urban planning regulations of the PGOU of Alicante.
Additionally, the project provides for an increase in the development density and height of buildings in this area.
💰 Compensation to the city budget
As specified by the head of the urban development department, Rocio Gomes, for increasing the density of development, the developer is obliged to pay the city 785,000 euros , which will be sent to the municipal land resources fund. In addition, the company MPT Alicante will also receive a fine for violations during construction, carried out outside the framework of the previously issued license.

As part of the public discussion, comments were received from:
- Vithas Alicante SL
- Deputies Ana Barceló and Trinidad Amorós (socialist faction)
- Private person ATR
The Legal and Planning Departments reviewed all applications. As a result:
- The comments of Vithas SL and private individual ATR were rejected.
- Comments from deputies were not accepted for consideration due to the lack of the necessary legal legitimacy at this stage (however, it is possible to submit amendments to the issues discussed in the Plenum).
The modification of the Vistahermosa development plan paves the way for the completion of the private hospital with new parameters. The city receives financial compensation, and the project goes through all the necessary legal and public review stages.
