Alicante approves intergenerational building in Benalua Sur and new changes to urban plan

Intergenerational project in Benalua Sur: the start has been given

The Alicante Urban Development Commission has approved the final modification of the development plan for the Benalua Sur area , allowing the use of the municipal site at 31 Isabel la Católica Street for the construction of an intergenerational residential building .

The project received support from the PP, Vox and Compromís parties, with the PSOE abstaining . The building will include:

  • The lower floors are public spaces and urban infrastructure
  • The upper floors are social housing for rent : for young people, the elderly, socially vulnerable groups, including in the format of cooperative housing (cesión de uso)

This project is inspired by the successful example of the intergenerational house in Plaza America .

🏥 Vistahermosa: Land for private hospital changes purpose

Also approved was the modification of the M-15 section in the APA/9 Vistahermosa area , where the private clinic MPT Alicante is being built. The section will no longer be classified as residential (Vivienda Unifamiliar) but as tertiary-special (uso terciario-especial), which will allow:

  • Increase the building density
  • Increase the permissible building height

However, as urbanism advisor Roquio Gomez emphasized, the developer is obliged to pay a fine for violations committed during work carried out without the appropriate license.

🏢 Garbinet Norte: more functions on the ground floors

The changes in the Garbinet Norte area (Sector II/10) will allow the ground floors of buildings to be used not only for housing, but also for:

  • offices
  • service departments
  • infrastructure facilities

This will increase the functionality of the block without increasing the number of storeys. The previous prohibitive norm on infrastructure use has also been cancelled.

💧 Montepino: water supply infrastructure

The technical adjustments to the plan change in Montepino , where the new desalinated water tank will be located, have been unanimously approved. The proposals came from the Generalitat of Valencia , and now the project is being submitted again for approval.

🏨 Agua Amarga: More flexibility for tourism and business

Finally, the changes in the Agua Amarga area give the green light to the development of a commercial and hotel zone . New features:

  • Restrictions on temporary accommodation (apartments/hotels) are lifted
  • offices, social facilities, special purposes are allowed along with trade and hotels
  • maintain the previous standards for building height and density

The project did not raise any objections during public discussions and received positive conclusions.

Alicante is taking a decisive step towards sustainable, flexible and socially oriented urban development . From the construction of housing for vulnerable groups to new conditions for medicine, business and tourism, the city is modernizing its spaces with an eye to the comfort and quality of life of its residents.
